Client: The Mercers Company
Programme: 38 weeks
Contract: JCT Intermediate with Contractors Design
Description: Conversion and Refurbishment
Conversion of an old warehouse into 2 x 2 bed flats, 2 x 1 bed flats, a penthouse flat and a D1 commercial unit. Works included brick and stone repairs, a new brick lift shaft with feature RC staircase, floor infills, new windows and doors, lead roof coverings and welsh slates, acoustic floors and partitions, wood flooring, whilst retaining many original features of the building.
The site is on a corner plot with traffic restrictions. The scaffold was designed to suit the narrow pavements, with ladder beams spanning the party walls. Propping was installed at basement level to support the load bearing down on the pavement lights.
To form the new staircase and lift shaft, the existing staircase was removed and replaced by an internal scaffolded staircase and internal hoist to provide access for operatives, plant and materials during the building works.

“A complicated project on a constrained site requiring excellent management of logistics and a full range of construction skills from tanking, through new intermediate floors, new stair and lift, to entire re-roofing. Lengard dealt with all these constraints and challenges, whilst maintaining amicable working relationships with the whole team. We have already recommended them for future projects.”
