ISSUE 13 - PLA PAVILION

Lengard recently completed an internal & external refurbishment of a grade II listed Sports Pavilion previously owned by the Port Of London Authority for the client London Borough of Redbridge with close liaison with English Heritage.

 

The building has gone through a major transformation from our possession of a derelict and unsafe building in a very bad state of repair to the existing conversion and internal remodelling that has provided an excellent staff and reception facility incorporated within Cranbrook Primary School.  

 

Works included:

 

§ The demolition of the existing beam and pot roof was undertaken using a Brock remote demolition machine due to the risk of collapse and due to the machine being electric reduced exhaust emissions and kept noise levels and disruption to the school and local residents to a minimum.

 

§ Replacement of the roof structure and covering with a new Polyurea roof coating giving a 20 year guarantee.

 

§ Internal structural alterations, including a ultrasonic radar scan of the existing floor to ascertain its condition due to hollow areas being uncovered – The results of this scan meant that we were able to avoid removing the existing floor and replacing –saving time and money.

 

§ Restoration of joinery  - Due to the nature of the building and its historic importance the existing Windows, doors and vaulted ceilings were a key point to the buildings character – after extensive surveys, photographs and identification, the sound timbers were removed from site to a joinery workshop where they  were refurbished and treated as well as being used as templates for any new items

 

§ New Electrical and Mechanical installations – including motorised ventilation, boiler and heating system, new drainage as well as completely new electrical, fire and data installations.

 

§ Facade cleaning and repairs. Doff cleaning of the building and restoration of stone portico areas brick replacement, pointing, and restoring the 2no coat of arms to the entrance areas.

 

§ Landscaping of the building plot inclusive of building entrance staircases to match existing historic details, paving, retaining embankments, tarmac and turfing.

 

As the school was occupied throughout the works, the pupil’s safety was of paramount importance – by installation of hoarding and signage and close liaison with the school
