Lengard completed the refurbishment and remodelling of existing offices in June 2009, including the removal of the existing roof and formation of a new 5th floor. The property´s location presented access problems, which Lengard devised strategies to overcome. 6 Langley Street was an existing office building of 4 storeys in a narrow Covent Garden side street. Structural works involved the removal of the filler joist concrete roof and adaption of the existing steel frame to accept a steel structure and a new roof top extension.
The existing lift shaft was fully demolished and a new shaft constructed for a DDA compliant lift. Each floor was temporarily supported and cast back to be supported by the new block work shaft walls. Throughout the retained floors extensive structural strengthening was carried out to the floor joists by means of welded plates and dry packing.
Supplementary works included replacement of existing windows and creation of a new office entrance and reception area. Lengard carried out full internal fit-out of the building, which included new mechanical and electrical services and installation of the new lift.
