| Introduction:
Lyndale House, Great Marlborough Street, London W1 is a 6 storey commercial building. Daejan Holdings, a commercial investment arm of the Freshwater Group commissioned Lengard to reconfigure and extend the building ensuring it provided modern & flexible accommodation for future business tenants, increasing the building’s rent value and leasing potential. The Challenge: To refurbish the existing building fabric inside & out together with new side and rear, full height steel framed extensions. Creation of two new lift shafts and a new stairwell. Complete Mechanical and Electrical installation. Working within the London Borough of Westminster’s strict parking & loading restrictions, a thorough logistic review was undertaken ensuring out of hours and timed deliveries were managed effectively. The building positioned between an existing music school one side and a recording studio, both sensitive to noise and vibration. How Lengard Overcame: We worked closely with neighbouring tenants to minimise noise during demolition phase created from the mechanical brock whilst the concrete staircase was dismantled, working in agreement only two of every four over a six week period. Lengard positioned a lightweight spider crane on the building’s roof to lift and position 3m steel sections through the building for the side and rear extensions. The building was completed with full mechanical & electrical installations, a new staircase was positioned with new toilet blocks on each floor and a structural opening was formed to create a bright & modern front reception area. A new asphalt roof was installed and the building was handed over to category a fit out to the Client’s full satisfaction. |
