| Introduction:
Gordon Mansions consist of two eight storey Victorian lease holder residential blocks off Tottenham Court Road. Many of the residents are very wealthy, some famous and very discerning. Lengard were contracted to undertake the external envelope repairs. Lengard would need to approach communal areas and window repair with maximum sensitivity and resident co-operation. The Challenges: It is expected that English Heritage would classify Gordon mansions a Grade II listing and a thorough external refurbishment and external decoration and brick clean would present the building in its best light. All repairs would need to be undertaken sympathetically including the recreation of many of the buildings’ original terracotta details to maintain the architectural aesthetics. Due to the high density of traffic and one way traffic management both blocks presented access problems. The works would involve a comprehensive overhaul of the external fabric that would include windows, brick repairs & re-pointing, stained glass repairs, new roof and renewals, redecorations which would include all communal areas. The heating system would be replaced and all communal areas would receive electrical upgrades. How Lengard Overcame: Full height scaffolding was erected to all elevations on both blocks, enabling works at height to progress speedily and protecting operatives, residents and pedestrians from any potential of falling debris and dust. All materials were required to adopt a wait-and-load waste removal and just-in-time deliveries approach. All works proceeded smoothly to programme. The extensive roof renewal looked magnificent and voted “Best Workmanship” at the Mastic Asphalt Council (M.A.C.) Awards 2008. |
