| Introduction:Following a successful pilot flat refurbishment, the London Borough of Camden appointed Lengard to undertake the remodelling and external refurbishment of Levita House, a Grade II listed mansion block. Working with Sprunt Architects, the remodelled premises would deliver functional and sustainable improvements that would greater letting flexibility to the London Borough of Camden, and vastly improved accommodation and thermal cost efficiency to tenants.The Challenge:Through lateral & vertical conversion, the block’s 66 flats were configured to form 44 units, ranging from one-bedroom to six-bedroom apartments to meet the needs of larger families. 12 families remained on site, so a careful & considerate decanting process would be required. Two new full height shafts would be constructed and lifts would be installed. The building would also receive full fabric repairs inside and out which included a new highly insulated roof and external decoration.How Lengard Overcame:Lengard established an excellent working relationship with the London Borough of Camden and the tenants that remained. A multi phased operation allowed much of the work to be completed around the twelve properties who were the first to re- houses once the remodelling was complete. Lengard segregated the major elements of waste on site recycling 90% of all waste including mixed refurbishment skip spoil & fabric sent in skips to our waste transfer partner. The job was completed on time and the London Borough of Camden celebrated the opening of the new block with a community fun day for all residents attended by the Mayor of Camden. |
